GOVERNING DOCUMENTS
Until you have an opportunity to review Village Governing Documents, key points are provided below for reference. If you have questions, feel free to ask a neighbor, Board Member or Committee Member or Property Manager for assistance.
​Remember: Your home and lot belong to you. Except for lawn mowing, watering, and tree spraying, you are solely responsible for the upkeep of your property.

ARC HIGHLIGHTS

Most exterior changes to your property require approval by the Architectural Review Committee and/or Board of Directors. This includes house painting, garage door painting or replacement, landscape improvements (such as tree planting), retaining walls, planting beds, deck upgrades, lighting fixtures, and garage door replacements. Visit the Architectural Review tab on this website for a full list of requirements and the approval request form. ​

COMMUNICATION

In most situations, important announcements and notifications are sent to residents by email.

To receive these notifications, owners are required to complete and return the Village Directory Permission Form.

The Village Resident Directory is accessible by selecting the “Residents Only” page on this website.

Directory information is not to be shared with others outside the Village.

LANDSCAPING & LIGHTING
-
HOA contracts cover lawn maintenance, such as mowing, edging, fertilization, sprinkler repairs, tree spraying and seasonal cleanup.

The HOA covers lawn sprinkler maintenance. If you observe a sprinkler issue, please click here to notify the Warren Management Property Manager immediately.

Per Colorado Springs Utilities guidelines, private and common area properties will be watered three times per week.

Because there are no streetlights in the Village, residents should keep outdoor lights (porch, garage) on from dusk till dawn.

MANAGEMENT COMPANY

The Village employs Warren Management Group for property management services.

MOWING SCHEDULE
-
The HOA contracts for weekly lawn mowing services.

The Board and Lawn Maintenance provider will set a regular mowing day.

PARKING

Please review parking policies here.

Parking should be in your garage.

Garage doors should remain closed except for obvious exceptions.

Parking pads are for guest parking only.
-
Board approval for variances to the policy may be requested for special circumstances.

SNOW REMOVAL

The HOA arranges and oversees snow removal services.
-
Snowfall must be 3” deep before snow removal takes place.
-
Snow must have stopped before plowing commences.
-
Streets will be cleared of snow first, followed by driveways and sidewalks.

Snow removal will begin with the streets, followed by the clearing of driveways and sidewalks.

The start time for plowing has not been determined, as we are one of the clients of our plowing service provider.

SOCIAL EVENTS
There are a variety of social events held for residents in the Village. Please plan to attend the summer picnic, chili cook-off, holiday party or monthly outdoor happy hour (warm-weather months only)! You will receive an event schedule by email.
TRASH REMOVAL & RECYCLING​​

The cost of trash removal services is included in your Homeowner monthly assessment.

Trash cans must be stored inside your garage.
-
Trash pickup is on Monday. Place your bin at the end of your driveway by 7:00 am and return to your garage by nightfall.

Wind can sometimes be problematic. Secure bin tops with bungee cords on trash day to prevent trash from blowing into the neighborhood.

Recycling is optional and is available through the contracted trash removal company.

The HOA does not cover the cost of recycling services. If you choose to recycle, call Republic Services at 720-471-2709 to subscribe. A recycling bin will be provided, with quarterly direct billing.
